A house and land package pairs a registered block with a home design that is already priced and approved to sit on it. Instead of buying land, finding a builder, negotiating a build contract and hoping the two line up, you sign once and the whole thing is delivered as one project.

Why buyers are choosing house and land packages in Moreton Bay
Moreton Bay sits between Brisbane and the Sunshine Coast, which used to make it the place you drove through. That changed, and the scale of the change is the reason this corridor is the busiest new build market in South East Queensland.
The figures Dwyer publishes on the region: 50,000 new homes over the next ten years, 100,000 more residents in the same decade, 24% of all of South East Queensland's population growth, an $18.5 billion regional economy that has grown 42% in ten years, and employment growth of 7% against 3.7% for Queensland as a whole. Population is forecast to rise from 484,000 to more than 690,000 by 2041.
What that means on the ground is unusual. Most growth corridors give you land or amenity, not both. Here the schools, rail, retail and jobs are arriving alongside the lots rather than a decade behind them, which is why the corridor attracts first home buyers, upgraders and investors at the same time rather than one after the other.
Waraba, the new city planned at Caboolture West, is the largest of those growth fronts and the one worth understanding before you buy anywhere else in the region. We cover it properly in the Strategic Investor's Guide.
The Land
Because most Sunshine Coast growth is happening in master planned estates on the southern and hinterland edges rather than through infill, there is genuine new supply, and it is releasing in stages. Buying early in a stage is usually the difference between paying today's price and paying next year's.
The Tenant Pool
A region with a hospital precinct, a university and a growing professional services base produces the kind of tenant who signs a twelve month lease and stays. That is a different proposition to a coastal town living on tourism.

North Harbour, Burpengary East
Our flagship precinct and where we hold the deepest stock. A masterplanned waterfront community on the rail line and the Bruce Highway, with a Priority Development Area designation, a proposed 400 berth marina, a town centre and schools. Roughly forty minutes north of Brisbane and forty minutes south of Caloundra, which is the reason it works for commuters in both directions.
Caboolture and Caboolture West
The entry point to the corridor, and Rivermont is where we build into it. Caboolture West, being developed as Waraba, is the largest new growth front in the region. This is the buy early end of the market: the lowest land prices of anywhere we operate, with infrastructure arriving rather than already priced in. It carries the trade off that goes with that, which is that you are buying a suburb that is not finished yet.
Morayfield
Kinma Valley sits between Caboolture and North Lakes with established retail, schools and rail already in place. It suits someone who wants the amenity now rather than in five years, whether that is a family moving in or an investor who wants a tenant on day one.
Narangba
Established, family heavy, strong school catchments, and a tighter land supply than Caboolture, which is exactly why the lots that do release move quickly.
North Lakes and Mango Hill
The most built out part of the corridor. Westfield, Costco, rail, private schools. Land is scarce and priced accordingly, and it suits a buyer who wants the suburb finished rather than the price low.

The honest answer is that the number moves with the land, and anyone quoting you a single headline figure for the whole region is quoting you a marketing number.
Your total is made of three things:
The Land. The same home on a block at the outer edge of the corridor and a block in an established suburb can differ by more than a third of the total package price, before you change a single fitting. The suburb decides your budget far more than the house does.
The Build. Driven by the size of the home and the bedroom and bathroom count. That number does not move once you sign..
The Finishing. Ours is turnkey, so flooring, blinds, landscaping, fencing and the driveway are already in the price.

Who these packages suit in Moreton Bay
This is the most affordable new build corridor within an hour of Brisbane, so it draws first home buyers and families upgrading out of Brisbane's inner north. For them the decision is usually about school catchment, commute and how finished the suburb is when they move in, which is the real difference between Caboolture West and North Lakes.
It also draws more interstate investors than anywhere else we build. Jason works with a lot of buyers purchasing from Sydney, Melbourne or Perth who cannot drive past the site on a Saturday. The appeal is the arithmetic: entry prices low enough that the yield works, in a corridor absorbing a quarter of South East Queensland's population growth. That is a yield story, where the Sunshine Coast is a scarcity story.

Which Moreton Bay suburbs will my budget actually reach?
Further out gets you more house and more land for the same money, and the corridor runs from the most affordable new build market within an hour of Brisbane at one end to established suburbs with almost no land left at the other. Where your budget lands on that scale changes as each stage releases, so rather than quote a number that will be wrong by the time you read it, we work through it on a call against what is genuinely available that week.
Should I buy in an established suburb like North Lakes or a new one like Caboolture West?
It depends on whether you want the suburb finished or the price low, and you cannot have both. North Lakes has the retail, schools and rail already there, and the land price reflects it. Caboolture West is cheaper because you are buying ahead of the infrastructure. For an owner-occupier moving in with school age children that difference is significant. For a long hold investor it often is not.
What is Waraba, and does it affect what I should buy now?
Waraba is the new city being developed at Caboolture West, and it is the largest growth front in the region. It affects timing more than anything else, because staged land releases mean the lot you can buy today and the lot available in eighteen months are different propositions at different prices. It is worth understanding before you commit anywhere in the corridor.
