The strongest yield in our footprint, on Gympie's quiet edge
Gympie median house price $696,900, up 20.4% in the year to June 2026, at a 4.25% gross yield.
Limited lots available at Bellagrove Estate.
Why now
Gympie's yield, in the one place with new lots at scale
Gympie does something none of the other markets we build in does. A $696,900 median house price against $600/week rent produces a 4.25% gross yield — well ahead of Moreton Bay (3.49–3.69%) and the Sunshine Coast. For investors needing rent to carry more of the holding cost, that's the whole conversation.
The catch has always been supply. Gympie is established, and Pie Creek is acreage country, not house-and-land estates. Bellagrove is the exception: a 42.4-hectare community planned for 306 lots (360–1,025 sqm) plus three commercial sites — the one place here to buy new, titled, turnkey at volume.
The region's biggest infrastructure question is already answered. The $1.162 billion Bruce Highway bypass opened October 2024 — 26km of four-lane highway, 53 intersections removed, 100-year flood immunity, speeds up to 110. Not a project to wait for — a road you can already drive.
4.25% gross yield
Gympie's gross rental yield on houses in the year to June 2026 — the strongest of any market Dwyer builds in.
$696,900 median house price
Up 20.4% in the year to June 2026, across 297 sales at a median eleven days on market.
$1.162 billion highway, already open
The Bruce Highway bypass of Gympie opened in October 2024. Twenty-six kilometres of new four-lane divided highway, delivered rather than promised.
306 lots at Bellagrove
A 42.4-hectare community with 306 residential lots plus three commercial sites, a five-hectare environmental reserve and a 7,000 square metre park.
~$108 million to unlock land
State Residential Activation Fund money committed to Gympie water and land servicing, unlocking more than 5,300 new homes.
1.4% rental vacancy
Gympie's vacancy rate in the June 2026 quarter. Above the region's recent lows, and still comfortably inside what the industry classes as a tight market.
The University of the Sunshine Coast's Moreton Bay campus is two train stops away.
Population and housing demand around Pie Creek
Pie Creek recorded 1,137 residents at the 2021 Census (up from 1,013 in 2016) — a small acreage locality, not a suburb, which is why Bellagrove stands out; the wider Gympie region was about 57,400 in 2024, projected to reach 64,000 by 2036, with 7,100+ additional dwellings needed by 2046.
Median house price $696,900 in the year to June 2026, up 20.4%, across 297 sales at a median eleven days on market, with median rent $600/week — a 4.25% gross yield.
Rental vacancy rate was 1.4% in the June 2026 quarter, up slightly and the highest in nearly a decade — a return toward normal from a near-zero market rather than a weakening — backed by about $108 million in Residential Activation Fund money committed to water and land servicing, unlocking 5,300+ new homes.
What the Gympie economy runs on
Gross regional product of about $3 billion across 5,000+ local businesses, with major employers including Nestlé, Nolan Meats and Laminex, and key industries by share: construction 11%, agriculture/forestry/fishing 10%, health and social assistance 9%, manufacturing worth about $217 million.
A USC campus and a TAFE campus in Gympie keep a local skills pipeline in place, feeding into Gympie Hospital on Henry Street — a 24-hour facility serving the Gympie, Cooloola and Kilkivan districts with general wards, paediatrics, maternity and palliative care.
A $100 million retirement living project and new aged care facilities near the hospital add to a health and care sector already one of the region's three largest employers.
Infrastructure around Pie Creek and Gympie
Bruce Highway Cooroy to Curra, Section D: $1.162 billion, opened October 2024 — 26km of new four-lane highway bypassing Gympie, removing 53 intersections and 106 property accesses across 42 bridges, with one-in-100-year flood immunity.
Residential Activation Fund: $36.6 million (July 2025) for Phase 1 of the Gympie Water Resilience and Augmentation Program plus $5.4 million for infrastructure staging, unlocking 5,300+ homes, followed by a further $66 million (August 2026) for Phase 2 of the Water Treatment Plant upgrade.
Bellagrove Estate: a 42.4-hectare Double R Group community planned for 306 residential lots and three commercial lots (retail, medical, childcare), with a five-hectare environmental reserve and 7,000 sqm park — construction under way, access from Groundwater Road and Lawson Road.
How investors are using Gympie and Pie Creek

Gympie is the cash flow end of our footprint. At a $696,900 median with $600/week rent, it yields 4.25% gross, against 3.49–3.69% in Moreton Bay and around 4% on the Sunshine Coast — entry prices well below the coastal markets an hour south create the gap. The trade-off is regional exposure: it's a smaller market with fewer buyers on exit. What offsets that is dual-market appeal — thirty minutes from Noosa and about an hour from the Sunshine Coast, drawing both regional and coastal buyers priced out of the beaches, giving a wider exit pool than a purely inland town this size would have.
Best product: three and four-bedroom houses for families and long-term tenants, matching the Bellagrove lot sizes.
Pie Creek's own $1,125,000 median reflects acreage properties on multi-thousand-square-metre blocks, not comparable to a 400–600 sqm Bellagrove lot — Gympie and Southside are the right comparables, which is why this page quotes Gympie figures throughout.
Gympie sold houses at a median eleven days on market in the year to June 2026, faster than any Moreton Bay suburb, and the 3-Year Rental Guarantee matters more here since a single vacancy is a bigger share of annual return than in a metropolitan corridor.

Frequently asked questions about investing at Pie Creek
Why does this page quote Gympie prices rather than Pie Creek prices?
Because they are different products. Pie Creek's own median house price of $1,125,000 reflects acreage and rural-residential properties on blocks of several thousand square metres, and it is not a useful comparable for a 400 to 600 square metre lot in a new estate. Gympie's median of $696,900, its $600 weekly rent and its 4.25% gross yield describe the market a Bellagrove buyer is actually in. Pie Creek also has too few rental properties to produce a reliable rent or yield figure of its own, so Gympie is the honest reference market.
Where exactly is Bellagrove Estate?
On Groundwater Road on Gympie's south-western edge, with secondary access from Lawson Road, about eight kilometres and twelve minutes from the Gympie town centre. The 42.4-hectare site sits across the Pie Creek and Southside boundary — Lawson Road is in Pie Creek and Groundwater Road is in Southside — so you will see it addressed both ways in listings. It is the same estate either way.
What is at Bellagrove Estate?
A 42.4-hectare community by Double R Group, planned for 306 residential lots plus three commercial lots set aside for retail, medical and childcare uses. Lots run from 360 up to 1,025 square metres. There is a five-hectare environmental reserve and a 7,000 square metre park inside the estate, with Bellagrove Park 400 metres away and the Southside Town Centre Woolworths about five minutes' drive. Construction is under way and releases are staged, so what is available changes — we will go through current stock on the call rather than quote a price list that will be out of date.
Is the Bruce Highway upgrade at Gympie finished?
Yes. Section D of the Cooroy to Curra upgrade, the twenty-six kilometre bypass of Gympie, opened to traffic in October 2024 at a cost of $1.162 billion. It removed 53 intersections and 106 property accesses, added 42 bridges, lifted flood immunity to a one-in-one-hundred-year event, and raised the speed limit from 60 and 80 kilometres an hour up to 110. Anything you read describing it as upcoming or under construction is out of date.
Why would I buy in Gympie rather than the Sunshine Coast or Moreton Bay?
Yield. Gympie returned 4.25% gross on houses in the year to June 2026, against roughly 4% on the Sunshine Coast and 3.49% to 3.69% across the Moreton Bay corridor, on a much lower entry price. The trade-off is that Gympie is a smaller market with fewer buyers at exit, which is a real consideration on a short hold. What softens it is location — thirty minutes to Noosa and about an hour to the Sunshine Coast means Gympie draws coastal buyers as well as regional ones. If your strategy needs cash flow, Gympie is the strongest option we have. If it needs depth of market, Moreton Bay is.
