Why now

The corridor's fastest growth, in a centre the regional plan has already designated

Morayfield added 15% to its population in the year to June 2025. Only one other area in the whole of Greater Brisbane grew as fast. That is not a forecast or a developer projection, it is the Australian Bureau of Statistics counting people who have already moved in.

Underneath that number sits something more durable than a good year. Morayfield is a Principal Regional Activity Centre under the state's ShapingSEQ regional plan, which is planning language for a place expected to carry regional-scale retail, jobs and services rather than function as a dormitory. The council's own neighbourhood plan has the suburb going from 24,898 residents at the 2021 Census to 53,545 by 2046 — more than eighteen thousand additional people in a suburb that already has rail, a major shopping centre and a health precinct in place.

Population and housing demand in Morayfield

Morayfield grew 15% in the year to June 2025 (one of Greater Brisbane's two fastest-growing areas), following 24,898 residents at the 2021 Census, up 16.4% on 2016; the council's Morayfield Neighbourhood Plan (Future Directions Report endorsed August 2025) projects 53,545 residents by 2046 — over eighteen thousand more people.

Median house price $903,108 in the year to June 2026, up 20.4%, across 567 sales at a median fourteen days on market.

Median house rent $650 a week, a gross yield of 3.57%, against a Moreton Bay residential vacancy rate of 0.7% in the June 2026 quarter (vs. 1.0% across Queensland).

What the Morayfield economy runs on

Morayfield Shopping Centre (trading since 1997) holds 150+ specialty stores on one level with 3,000+ free car parks, anchored by Coles, Woolworths, Kmart, Target, Big W and Limelight Cinemas — complemented by Morayfield Marketplace, a $48 million Coles-anchored centre at Clark Road/Oakey Flat Road on 3.2 hectares with ~390 car parks and tenants including McDonald's and KFC.

Health Hub Morayfield on Dickson Road runs fifteen providers on one site from 8am to 8pm, seven days — GP, dental, pathology, radiology, hearing, renal care, allied health, pharmacy, early learning centre and USC clinical trials.

Morayfield is designated a Principal Regional Activity Centre under ShapingSEQ, the tier for regional-scale retail, employment and services, with Caboolture Hospital and Caboolture Satellite Hospital about five kilometres north following the $399.5 million redevelopment that added 130 beds.

Infrastructure and development in Morayfield

Kinma Valley, off Oakey Flat Road: a $500 million Stockland master-planned community for up to 2,500 homes and ~6,500 residents, with a 31-hectare central green corridor, twelve parks and 6+ kilometres of walking/cycling paths, adjoining Carmichael College — alongside Arbourwood on Anderson Road, a 181-home community across ten hectares by CFMG Capital.

Morayfield Marketplace, the $48 million Coles-anchored retail centre at Clark Road and Oakey Flat Road, is expected to support around 220 to 250 jobs, and the Morayfield Neighbourhood Plan (Future Directions Report endorsed August 2025) is now moving into the planning scheme to govern how much additional housing the suburb can take.

Beerburrum to Nambour rail upgrade, Stage 1 ($1.004 billion, under construction since November 2025, due late 2027) is duplicating track on the line Morayfield sits on.

How investors are using Morayfield

Bright modern kitchen with white island, built-in oven, wood floors, and large windows with curtains

Morayfield is the growth-rate pick of the corridor. It grew faster than Caboolture and Narangba over the last year on both measures that matter — 20.4% on median house price and 15% on population — and it sold houses faster than either, at a median fourteen days.

What separates it from a pure land play is that the amenity is already standing. The shopping centre has been there since 1997, the health hub runs seven days, the train station has been on the network for decades and Carmichael College sits on the edge of Kinma Valley. In most growth corridors you buy the lots and wait a decade for the services. Here the services arrived first and the housing is catching up, which is a materially different risk profile.

Best product: three and four-bedroom detached houses — Domain records a $792,000 median on three-bedroom houses and $910,000 on four-bedroom, so bedroom count moves the number more than the street does.

New-estate lots run from roughly 275 to 667 square metres, with titled land from about $460,000.

There is not enough unit sales volume in Morayfield to publish a reliable unit median, confirming this is a detached-house market — and the 3-Year Rental Guarantee removes vacancy risk from the first three years, when most new investors get nervous.

Frequently asked questions about investing in Morayfield

  • Is Morayfield a good suburb for an investment property?

It is the fastest-growing of the three Moreton Bay suburbs we build in, on both population and price. Morayfield added 15% to its population in the year to June 2025, making it one of the two fastest-growing areas in Greater Brisbane, and its median house price rose 20.4% to $903,108 in the year to June 2026. Houses sold at a median fourteen days. The gross yield of 3.57% is slightly below Caboolture's, so this is more a growth pick than an income pick.

  • How far is Morayfield from Brisbane?

Morayfield station is 46.45 kilometres from Brisbane Central and the train takes about 48 minutes, with 233 park-and-ride bays at the station. By road Brisbane is around 45 kilometres south via the Bruce Highway, which runs through the suburb.

  • What is Kinma Valley?

Kinma Valley is a $500 million master-planned community off Oakey Flat Road in Morayfield, developed by Stockland, planned for up to 2,500 homes and around 6,500 residents. It has a 31-hectare central green corridor, twelve parks and more than six kilometres of walking and cycling paths, and Carmichael College adjoins the estate. Dwyer has built and sold there. It was originally launched by Lendlease before Stockland acquired the portfolio, so older material may still name Lendlease as the developer.

  • Should I buy in Morayfield or Caboolture?

Morayfield grew faster and sells faster; Caboolture is cheaper and yields a little better. Morayfield's median is $903,108 against Caboolture's $882,000, and its gross yield 3.57% against 3.69%. The real difference is stage of development. Morayfield already has the shopping centre, the health hub, the rail station and the schools, so you are buying into standing amenity. Caboolture West is cheaper precisely because you are buying ahead of it. Which one suits depends on your hold period, and we would rather work through that on a call than guess.

  • What does the 3-Year Rental Guarantee cover in Morayfield?

Once your home is complete we guarantee your rental income for three years, whether or not the property is tenanted at any given moment. It takes vacancy risk out of the first three years, which is when most new investors get nervous. Full terms are on the rental guarantee page.
