Why now
The established end of the corridor, where the land is running out
Narangba is the premium, near-finished end of the corridor — closest to Brisbane (39 minutes to Central by train vs. 48 for Morayfield and up to 55 for Caboolture) and most expensive at a $1,001,500 median. Of sixteen master-planned estates identified, only three are still selling (five have sold out, the rest are infill/townhouse projects), and houses sold at a median twelve days on market in the year to June 2026, often above asking — the signature of a market picked over by owner-occupiers.
The next real land supply is a long way off: council's Narangba East planning investigation (1,020 hectares across Narangba, Burpengary and Dakabin) is only at phase two of three, with a further one to two years expected before a planning scheme amendment. Nothing new comes out of it before the end of the decade — meaning the current selling stock is the window if you want Narangba.
39 minutes to Brisbane Central
The fastest rail commute of the three corridor suburbs. Narangba station is 35.66 kilometres from Central with 363 parking spaces.
3 estates still selling, of 16
Five Narangba estates have sold out. The remaining pipeline is small infill and townhouse sites, not new master-planned land.
$1,001,500 median house price
Up 15.5% in the year to June 2026 — the highest median of the three corridor suburbs Dwyer builds in.
12 days to sell
The fastest median selling time in the corridor, across 400 house sales in the year to June 2026, with houses selling above asking on average.
3,000+ jobs next door
The Narangba Innovation Precinct is one of the few industrial estates in South East Queensland able to take large-scale, hard-to-locate industries.
0.7% rental vacancy
Moreton Bay's residential vacancy rate in the June 2026 quarter, against 1.0% across Queensland.
The University of the Sunshine Coast's Moreton Bay campus is two train stops away.
Population and housing demand in Narangba
Narangba recorded 20,910 residents at the 2021 Census, up from 18,573 in 2016 and 12,997 in 2006, and was added to the South East Queensland urban footprint in the 2023 regional plan, alongside Burpengary East and Elimbah.
Median house price $1,001,500 in the year to June 2026, up 15.5%, across 400 sales at a median twelve days on market — houses sold above asking price on average over that period, unusual and a sign supply is the constraint here.
Median house rent $670 a week — the highest of the three corridor suburbs — at a gross yield of 3.49%, against a Moreton Bay residential vacancy rate of 0.7% in the June 2026 quarter.
What the Narangba economy runs on
The Narangba Innovation Precinct, one of few SEQ industrial estates catering to large-scale, hard-to-locate industries, supports 3,000+ jobs across waste handling, recycling and manufacturing (including sixth-generation manufacturer Packer Leather) — a major planning amendment enabling around 600 additional local jobs went through public consultation in August 2026 and is now with council.
Westfield North Lakes is a short drive south, with Westfield Chermside further down the line, and USC's Moreton Bay campus is two train stops away.
A 2.9-hectare Woolworths-anchored retail centre with 388 car spaces has been lodged with council for the corner of Callaghan Road and Morgan Road, with a childcare centre planned for its second stage.
Infrastructure and development in Narangba
Narangba station sits on both the Caboolture and Sunshine Coast lines, 35.66 km from Brisbane Central, with three platforms, 363 parking spaces and step-free access — benefiting from the Beerburrum to Nambour rail upgrade, Stage 1 ($1.004 billion, under construction since November 2025, due late 2027), which adds capacity to the North Coast line.
Narangba East planning investigation (1,020 hectares across Narangba, Burpengary and Dakabin) is at phase two of three; submissions on draft directions closed October 2026, with the planning scheme amendment expected to take another one to two years — this is the mechanism, alongside the suburb's 2023 addition to the SEQ urban footprint, that allows further residential land to be considered at all.
Bruce Highway Western Alternative (the future Moreton Motorway corridor): 30+ km between Elimbah and Narangba identified and corridor-protected, with the Narangba to Bald Hills section still in planning — $20 million committed to planning only, construction not funded.
How investors are using Narangba

Narangba is the scarcity pick. You pay about fourteen per cent more than Morayfield and thirty-eight per cent more than Caboolture, in exchange for the shortest commute, the deepest owner-occupier demand, and remaining land measured in stages rather than decades. That premium comes at a cost, though: the gross yield here, 3.49%, is the lowest of the three, and twelve days on market with sales above asking describes a capital growth market, not an income market — Caboolture is the better pick if rent needs to carry the holding cost from day one, Narangba if the strategy is a long hold where no new competing stock is coming.
Best product: four-bedroom detached houses — buyer preference data runs to four bedrooms, two bathrooms, two car spaces, on 300–399 square metre lots, single storey, with remaining new-estate lots running roughly 300 to 600 square metres.
Narangba is more expensive than Caboolture and Morayfield but sits below Burpengary East, where large-lot and acreage product around North Harbour lifts the median — the established end of the corridor, not the outright price leader.
The suburb's elevated western edge has views to the Glass House Mountains, which the last premium releases were built around, and the 3-Year Rental Guarantee removes vacancy risk from the first three years regardless of which suburb you buy in.

Frequently asked questions about investing in Narangba
Is Narangba a good suburb for an investment property?
It is the established, tight-supply end of the Moreton Bay corridor. Narangba has the highest median house price of the three suburbs we build in at $1,001,500, the fastest selling time at twelve days, and houses have been selling above asking price on average. Three of sixteen estates are still selling. The trade-off is the gross yield of 3.49%, the lowest of the three, so Narangba suits a long hold for capital growth better than it suits an investor who needs rent to carry the holding cost from day one.
How far is Narangba from Brisbane?
Narangba station is 35.66 kilometres from Brisbane Central and the train takes 39 minutes, which is the fastest of the three corridor suburbs. There are 363 parking spaces at the station. By road Brisbane is roughly 35 to 40 kilometres south, with Bruce Highway access about five minutes away.
Is there any land left in Narangba?
Not much, and that is the reason to look now rather than later. Of sixteen master-planned estates in Narangba, three are still selling and five have sold out, with the remaining pipeline made up of small infill sites and townhouse projects rather than new master-planned land. Council is investigating 1,020 hectares at Narangba East, but that work is at phase two of three and the planning scheme amendment that follows is expected to take another one to two years, so no new lots come from it this decade.
Should I buy in Narangba or Caboolture?
They are opposite ends of the same corridor. Narangba is about thirty-eight per cent dearer at $1,001,500 against $882,000, with a lower gross yield of 3.49% against 3.69%, but it is nineteen minutes closer to Brisbane by train and it is nearly out of land. Caboolture is the cheapest entry, the deepest transaction market, and it sits beside Waraba where about 30,000 homes are planned, so it will keep releasing new stock for decades. Narangba is a scarcity hold; Caboolture is a yield-and-growth-corridor buy.
