Why now
The cheapest way into the corridor absorbing a quarter of South East Queensland's growth
Caboolture is the most affordable new-build entry in the City of Moreton Bay, and it sits directly beside Waraba, the 2,880-hectare priority development area declared in August 2024 and planned for roughly 30,000 homes and 70,000 residents over the next forty years. That pairing is the whole case. You are buying at the lowest median in the corridor, immediately next to the largest committed housing pipeline in it.
It is also the deepest market. Caboolture recorded 572 house sales in the year to June 2026 at a median sixteen days on market, which is more transactions than any other suburb in the north Brisbane corridor. For an investor that matters at both ends: there is stock to choose from going in, and there are buyers going out.
$882,000 median house price
Up 17.6% in the year to June 2026, and still the lowest median of the four main suburbs in the Caboolture corridor.
30,000 homes at Waraba
The Waraba priority development area next door covers 2,880 hectares and is planned for about 30,000 homes, 70,000 residents and 17,000 jobs.
$2.4 billion activation package
Waraba is one of three priority development areas sharing a $2.4 billion, five-year state and federal infrastructure activation package.
0.7% rental vacancy
Moreton Bay's residential vacancy rate in the June 2026 quarter, against 1.0% across Queensland.
572 house sales, 16 days to sell
Caboolture's transaction volume in the year to June 2026 — the deepest market in the north Brisbane corridor.
$399.5 million hospital
Caboolture Hospital's redevelopment added 130 beds in a new five-storey clinical services building, plus an expanded emergency department.
Population and housing demand in Caboolture
Caboolture recorded 29,534 residents at the 2021 Census (up 11.7% on 2016), with the council now receiving around 240 new arrivals a week.
Moreton Bay must plan for 308,300 more people and 125,800 additional homes by 2046 under ShapingSEQ, with Waraba alone accounting for about 30,000 of those homes over a forty-year horizon.
Median house price hit $882,000 in the year to June 2026 (up 17.6%, 572 sales, 16 days on market), with median rent at $630/week — a 3.69% gross yield, the highest of Dwyer's three corridor suburbs.
What the Caboolture economy runs on
Caboolture Hospital's $399.5 million redevelopment opened a five-storey clinical services building in November 2023, adding 130 beds, an ICU, cardiac and palliative care, and 283 full-time jobs — complemented by the Caboolture Satellite Hospital (opened August 2023), Australia's first of its kind, running an 8am–10pm minor illness clinic plus imaging, oral health and mental health services.
TAFE Queensland's Caboolture campus shares its site with the University of the Sunshine Coast, keeping vocational and university students on one campus and the rental market steadily leased.
Waraba is planned to carry roughly 17,000 jobs at completion, turning the estate into a suburb people work in rather than commute out of, with local retail anchored by Caboolture Square, Central Lakes Shopping Village, and Morayfield Shopping Centre five kilometres south.
Infrastructure landing in Caboolture
Waraba priority development area (declared 2 August 2024): 2,880 hectares, ~30,000 homes and 70,000 residents, with a minimum 25% affordable/social housing requirement, backed by the Infrastructure Activation Fund (~$2.4 billion over five years across Waraba and two sister areas — $399 million grants plus ~$1.6 billion Commonwealth-backed interest-free loans, supporting ~16,845 homes in Waraba by mid-2034) and Residential Activation Fund Round 1 ($45.8 million unlocking 10,300 homes, 8,850 in Waraba, including a $24 million Bellmere Road corridor upgrade with a new bridge over the Caboolture River).
Bruce Highway between Caboolture-Bribie Island Road and Steve Irwin Way: $662.5 million, completed April 2024, widening eleven kilometres from four to six lanes.
Beerburrum to Nambour rail upgrade, Stage 1: $1.004 billion, construction started November 2025, due late 2027, duplicating track on the North Coast line through Caboolture.
How investors are using Caboolture

Caboolture is the yield end of the corridor. At an $882,000 median it sits below Morayfield and well below Narangba, while weekly rents across the three suburbs are only twenty to forty dollars apart — that gap is why the gross yield here, 3.69%, is the strongest of the three.
Buying ahead of the infrastructure is the trade. Waraba is cheaper than an established suburb like North Lakes because the schools, retail and roads arrive after the lots do. For a long-hold investor that timing gap is where the return comes from. For an owner-occupier moving in with school-age children it is a genuine cost, and we will tell you so on the call rather than after you sign.
Best product: three and four-bedroom detached houses on 300 to 450 square metre lots — the band the new estates are releasing and tenants are looking for.
Deepest exit market in the corridor, at 572 house sales in the year to June 2026.
The 3-Year Rental Guarantee counts for more in Caboolture than in a tight coastal market, because this corridor is adding rental stock about as fast as it is adding residents.

Frequently asked questions about investing in Caboolture
Is Caboolture a good suburb for an investment property?
On the numbers it is the corridor's yield play. Caboolture has the lowest median house price of the four main suburbs in the Caboolture corridor at $882,000, the highest gross yield at 3.69%, and the deepest transaction market at 572 house sales in the year to June 2026. Moreton Bay's rental vacancy rate was 0.7% in the June 2026 quarter. What it is not is a scarcity play — this corridor is releasing a lot of land, so the return here comes from buying ahead of the infrastructure rather than from short supply.
What is Waraba, and does it change what I should buy now?
Waraba is the new city being developed at Caboolture West, declared a priority development area in August 2024. It covers 2,880 hectares and is planned for roughly 30,000 homes and 70,000 residents over forty years. It affects timing more than anything else. Land releases are staged, so the lot you can buy today and the lot available in eighteen months are different propositions at different prices. It is worth understanding before you commit anywhere in the corridor.
How far is Caboolture from Brisbane?
About 48 kilometres by road via the Bruce Highway. By train, Caboolture station is 49.57 kilometres from Brisbane Central and the trip takes roughly 46 to 55 minutes, depending on whether you catch an express Sunshine Coast service or an all-stops Caboolture line service. There are 675 park-and-ride spaces at the station.
Should I buy in Caboolture or Morayfield?
Caboolture is cheaper and yields slightly better: $882,000 median against Morayfield's $903,108, and 3.69% gross yield against 3.57%. Morayfield grew faster, adding 15% to its population in a single year to become one of the two fastest-growing areas in Greater Brisbane, and it carries the Principal Regional Activity Centre designation under the regional plan. So it comes down to whether you are buying the entry price or the growth rate. We will work through it against what is actually available that week rather than in the abstract.
