          I have recently been speaking to a number of first time investors who tell me that they are just going to wait and see what happens with property prices, interest rates, etc. however there is a catch to doing that.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          As interest rates go up, and we know they will go up another % or 2, investors borrowing capacity in real terms goes down. So waiting to see what happens actually means some investors are unknowingly excluding themselves from the market.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          An example for an average potential investor:
         &#xD;
    &lt;/strong&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;ul&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
           A 1% interest rate increase can reduce borrowing capacity by about $100,000
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
           A 2% rise more like $200,000
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
  &lt;/ul&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          With numbers like this, it demonstrates that the decision to wait for the inevitable interest rate rises may stop you from becoming a property investor.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Lenders are not going to let anyone borrow above their ability to repay the loan so that is not an issue.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Of course no-one wants to feel they are buying at the top of the market but remember it’s more about TIME IN THE MARKET rather than timing the market. Even waiting 12 months may mean potential investors will never be able to realise that investment property dream.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Investors who are looking to buy in an area like the Sunshine Coast where there is still a steady increase in the population of around 9%, then they are buying into a market that will not go down as it’s supply and demand which creates growth. Also, the reality is that as of 1st August, Australia-wide, property prices have only dropped less than 0.5%.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          So if you’ve been thinking of investing but hanging back to see what happens, I would encourage you to at least look at what your options are now, check out all the financial benefits, risks, and costs, then you are financially informed and can decide what to do - it costs nothing to check out your options.
         &#xD;

      <title>Invest smarter, not harder: using equity to buy investment property</title>

          A lot of people mistakenly think they have to be debt-free before they can invest. What many homeowners don’t know is that they can buy an 
         &#xD;
    &lt;/span&gt;&#xD;
    &lt;a href="/sunshine-coast"&gt;&#xD;
      
          i
         &#xD;
    &lt;/a&gt;&#xD;
    &lt;span&gt;&#xD;
      
          nvestment property before paying off their mortgage, simply by accessing the “usable equity” in their residential home – that is, the money that’s gone into paying off their home loan over the years.
          &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Equity is the difference between what your home is worth and what you owe on the property; that money belongs to you, not the bank. This means you can pull it out and put it towards a tax-deductible, cash-positive investment to help fund your retirement. The upside is that your equity is working harder to make you money, rather than just sitting idle.
          &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          There are many opinions about how much equity you need exactly, and lenders all have slightly different criteria, but a minimum of 20 per cent of your home’s value is a comfortable amount to leave untouched. Anything over that amount becomes usable equity – or, in other words, money you can then use as a deposit for an investment property.
          &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          If your home is worth $750,000, for example, and your loan is $450,000, you have $300,000 worth of equity. To be safe, you should keep at least $150,000 of equity in your home loan, leaving $150,000 of usable equity you can access. So, you still have that 20 per cent equity buffer on the home you live in, but you now also own a second property that is paying for itself with the rental return from your investment property. This, of course, means you have two properties going up in value instead of just the one – which is compounding your capital growth.
          &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;

          While some economists insist on telling us that Australian property prices are falling, the truth is that the collapse in prices predicted by these economists in March and the months that followed simply hasn’t occurred. In fact, there are many regions around Australia that are performing very well. Statistics show that of the eight capital cities and seven state regional markets that make up our fifteen major jurisdictions, eleven of these are experiencing higher house prices than at the beginning of 2020.

We’re seeing many growth markets in regional Australia, and some smaller capital cities are also doing well. As an example, in spite of COVID-19, regional Queensland has maintained its high levels of well-performing markets, which is something that very few jurisdictions across Australia have managed to achieve. And the 
         &#xD;
    &lt;/span&gt;&#xD;
    &lt;a href="/sunshine-coast"&gt;&#xD;
      
          Sunshine Coast
         &#xD;
    &lt;/a&gt;&#xD;
    &lt;span&gt;&#xD;
      
           is proving to be one of the strongest economic stories in Australia, continually producing solid property market results.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
