Most people's mental picture of Caboolture hasn't been updated in years. Some haven't updated it at all. It's still filed away as a quiet, low-growth town on the wrong side of the Bruce Highway - the kind of place you drive past, not invest in.


The numbers tell a different story. Not a "watch this space" story either - this is already happening.


The Hospital: A $399.5 Million Signal

Caboolture Hospital is partway through a $399.5 million redevelopment - $352.9 million of that for a new five-storey Clinical Services Building, plus $46.6 million for a new multi-storey car park. The redevelopment is delivering 130 additional beds to the hospital.


Governments don't commit hundreds of millions of dollars to a region on a whim. Health infrastructure spending at this scale is a long-term bet on population growth - and it's one of the clearest, most durable signals an investor can look for in a growth corridor.


The Land: Waraba and the Caboolture West Growth Precinct

West of Caboolture, the Waraba growth precinct (formerly known as Caboolture West) spans roughly 3,156 hectares - one of South East Queensland's largest greenfield growth areas. Over the next 40 years, it's planned to deliver around 30,000 new homes for approximately 70,000 people, with 13,000 of those homes fast-tracked in the first 15 years alone*. Around 17,000 jobs are planned across employment, industrial, and commercial land uses.


To put the scale in context: Moreton Bay's own planning commentary has compared Waraba's eventual population to that of a city the size of Mackay. Whatever you think of Caboolture today, what's being built next door isn't a country-town-sized project.


The People: Where the Growth Is Actually Coming From

Metro North Health's own projections point to a 55% population increase - roughly 71,000 additional people - moving into Caboolture and its surrounding suburbs. Zoom out further and the Moreton Bay region as a whole is forecast to grow from around 479,600 residents to approximately 690,000 by 2041.


That's not speculative growth. It's growth that state and local government are actively planning schools, roads, and hospital capacity around, right now.


The Market Is Already Responding

Market reporting for 2026 has named Caboolture Queensland's top suburb for house sales, with 630 house transactions recorded in the 12 months to 2026 - the highest volume of any suburb in that report. Days on market have compressed to 19, and vacancy sits at just 0.7%, both signs of a market where demand is outpacing supply.


It's worth noting: reported median prices for Caboolture reflect the resale of established housing stock - older homes, renovations, and existing builds. A new house and land package is a different product, with fixed-price certainty, full builder warranty, and depreciation benefits that only apply in full to a brand-new dwelling. The two shouldn't be compared like-for-like - but both point to the same underlying story: real, sustained demand for Caboolture.
